Swiss International Property Advisors S.A. (SIPA) is a dynamic and entrepreneurial private equity group focused on real estate investments in European emerging markets.
SIPA is a Swiss registered company with its main office in Lausanne, canton Vaud. We offer investors and end-users access to unique real estate projects in new and growing markets. Through our network of international developers and construction firms, we select high-end residential building projects in prime locations with affordable entry prices and very high building and design standards.
Off plan property is a property that has not yet been fully constructed. Some developers offer the chance for buyers / property investors to purchase a property at a very early stage, often before the actual construction work has started but always after all legal requirements are met (such as building permits, land acquisitions etc). This model benefits both the project developers as they can secure funds and sales before the start of the construction work, and also the buyer, as they will usually be able to purchase at a lower rate with favorable payment options.
SIPA SA has made this professional form of investment accessible for most types of investors and traditional home buyers through off plan investment participation.

The projects are rarely publicly announced, due diligence (exploration of legal aspects, guarantees, building permits, etc.) is extensive and costly, and the minimum investment has been out of the range of the large majority of investors.
