OFF-PLAN INVESTMENT

“Off-plan” investment means that an investor enters into a sale agreement with the developer of a building, or a part of a building that is not yet constructed – in the large majority of cases, ground has not yet been broken. By signing the sale agreement, the investor typically deposits 30-40% of the building’s price, but has ensured the right to the full growth in value. The investor thereby gains a geared access to the real estate market.

SIPA SA’s experience is that building contractors typically adjust the square metre price 3 to 5 times, with an average increase of 8% per adjustment from “off-plan” to completion. The largest percentage increase is not surprisingly in the very first stages.

As investors have geared access to these increases, it is not unusual to realize profits in excess of 50% of the investment amount.

All legal documents are checked, and building contractors are examined from a financial perspective as well as on the basis of previous projects. Furthermore, SIPA SA conducts an in-depth analysis of the potential for increase in value as well as resale possibilities.
